Dual occupancy, detached home, duplex home, and semi-detached property are all terms that revolve around building multiple homes on one block of land. They’re phrases that are often interchanged with one another to describe the same, or similar things. And the definitions can even vary between states, which can be confusing. Dual occupancy is a catch-all phrase, as mentioned above, that describes multiple double or single storey homes on a single block of land. A duplex development is one that has at least two homes that share a wall, usually with a similar frontage. Whereas a detached dual occupancy development is one that has multiple homes that don’t connect to each other on the one block. For example, building a new home and a granny flat as a secondary dwelling is an example of a detached dual occupancy development. As are multiple townhouses. These kinds of questions and options are the perfect things to discuss with our development consultants in your first meeting with them and at the very beginning of your home building journey.
Dual occupancy homes in Adelaide can be a good investment for a range of reasons. The first one is that you’re building at least a double dwelling house on a single block of land. That brings with it flexibility with living and rental income options. You can live in one and rent the other, or rent both. Multiple rents on one block is always attractive to investors.
