As first home buyers in Melbourne you may be eligible for a First Home Owners Grant from the Victorian Government. If you’re a first home buyer or first home builder in Melbourne, the grant is $10,000. For eligibility visit www.sro.vic.gov.au
Whether you are building a new home or buying a new home, you may be eligible for the Victorian Government’s First Home Buyers Grant. Applicants must be older than 18 and an Australia citizen, and the property must be valued at $750,000 or less. For first home buyers in Melbourne, you or your spouse won’t be eligible if you have already received a first home owners grant in Victoria or anywhere in Australia, or owned a home in Australia either jointly or separately before July 1, 2000. If you lived in a home in Australia which either of you owned or part owned after July 1, 2000, for longer than six months, you may also not be eligible. If either of you have bought a property after July 1, 2000 and haven’t lived there, you may be eligible. As a first home buyer in Melbourne you must also live in your new home for at least 12 months.
The other good news if you are building a new home for the first time is that you won’t pay stamp duty on the value of the house. You only pay stamp duty on the block of land you are buying as part of the package. This is one of the reasons why buying a house and land package is one of the most affordable ways to buy a home in Victoria.
Most banks and lenders will require a deposit of about 20% for home loans in Melbourne and other areas of Australia. Some lenders offer low deposit home loans, but they may compensate for the risk by offering higher interest rates.
